Tips for Registering
Parcel ID /Strap Number
For best results, follow these guidelines when entering a Parcel ID:
Verify that you are entering the correct Parcel ID. The Parcel ID, also known as a STRAP number, is a 17-character parcel identifier that may be located on existing property-related documents (Deeds, Notices of Commencement, Liens, etc.) in your possession or found online using the Landmark Web Official Records Search (leeclerk.org). It is also likely to be found on the Lee County Property Appraiser’s search site, where you can search by property owner name or property address.
While a name is required when registering a parcel, once the parcel is registered (and registration has been confirmed), you will receive a Fraud Alert Notification any time that Parcel ID is referenced in a recorded Deed document, regardless of the grantee/grantor names used on the document.
Personal Names, Trust Names, and Business Names
For best results, follow these guidelines when entering names:
- Note that all personal names entered will be converted to uppercase after registration.
- Personal names will display a Last Name, First Name, Middle Name, Suffix, after registration
- Suffix Names should be included in the Middle Name field.
- Do not include apostrophes, commas, or periods.
- Trust Names should be entered using the Business option.
Select the type of name you would like to monitor, either personal or business.
Personal Name Examples:
For BILL O’CONNELL enter BILL into the first name field and then enter O'CONNELL into the last name field.
For ANGELA M. FRANCIS enter ANGELA into the first name field, enter M into the middle name field then enter FRANCIS into the last name field.
For JESSE SMITH, JR. enter JESSE into the first name field, enter JR into the middle name field then enter SMITH into the last name field
For SAM R. FRANCIS, JR. enter SAM into the first name field, enter R JR into the middle name field then enter FRANCIS into the last name field.
Business Name Examples:
For O’BRIAN’S ELECTRIC, LLC enter OBRIANS ELECTRIC LLC into the business name field.
For BOB’S DOORS, INC. enter BOBS DOORS INC into the business name field.
To receive Notifications, registered names and the names on recorded documents must match exactly, so you may wish to register variations that include your middle name or middle initial.
Examples:
ANGELA MARIE JACKSON might consider registering the following names:
ANGELA JACKSON
ANGELA MARIE JACKSON
ANGELA M JACKSON
This will ensure that a document recorded using any of those name variations will generate a Notification.
You can obtain a list of the names and parcel IDs you have registered by returning to the Property Fraud Alert Registration page, entering the email address you used when registering, and then clicking on “Receive Email to Edit Property Fraud Alert” at the bottom of the screen. We will then send you an email with a list of all the names and parcels you have registered.
Check to see if you are already registered
Enter and confirm the email address. Then click on 'Receive Email to View Registrations.'
What to do if you are not receiving alerts
Alerts are only sent when the recorded name exactly matches the registered name. Register your name in multiple ways. See the Personal Names, Trust Names, and Business Names section above for examples.
How to Unregister
You may unregister a name or parcel (strap) by entering your email address below and then clicking on ‘Receive Email to Edit Property Fraud Alert’ button at the bottom of the screen. You will receive an email with a list of your registered names/parcel (strap) numbers, with links that allow you to un-register each.
